Cobble Hill post-construction cleaning rates (2026)

Cobble Hill is a landmarked historic district, so renovations stay inside the house: gut interiors, new kitchens and baths, a rear extension. The cleaning follows the same phases as the contractor.

Local detail

What a gut renovation leaves in an old brownstone

Plaster dust. Taking down 1850s plaster and lath produces a fine, grey dust that drifts through every floor, even with plastic sheeting on the stairs. It settles on top of door frames, inside new cabinets, in electrical boxes and on window sashes. Every horizontal surface in the house is HEPA-vacuumed before it is wiped.

Old floors. Original wide pine boards are often kept and refinished. Dust sits in the gaps between boards and comes back up as soon as people walk on them. The gaps are vacuumed with a crevice tool before the floor is damp-mopped with a product safe for the new finish.

New systems. A gut renovation usually adds central air or new radiators. Supply grilles and returns are full of drywall dust; they are removed where they lift out, washed and replaced. Cleaning inside the ductwork itself is a separate trade.

Paint and adhesive. Specks of paint on windows are lifted with a razor blade on glass only, never on wood or new finishes. Tile haze and grout residue are removed from new bathrooms with a product the tile setter approves.

Working with your contractor

Agree the dates

The rough clean is booked for the day after drywall sanding ends; the final clean for the day after the last trade leaves. The contractor’s schedule is the schedule.

One contact on site

The crew works with one person, usually the GC or the site super, who confirms power, water and access.

Protection stays down

Floor protection and stair coverings are removed by the contractor just before the final clean, not days earlier, so new floors are not re-dusted.

Punch list first

Painters and electricians come back for small fixes after the final clean. A short touch-up visit follows the punch list.

Narrow streets

Kane, Warren and Baltic Streets are narrow and the dumpster often takes the curb. The crew does not need parking held; equipment comes by van to the door and the van moves on.

Debris and packaging

The crew removes large construction debris from the space; disposal runs are coordinated with you and priced when you book.

Rough clean, final clean, touch-up

Most Cobble Hill brownstone projects book three visits. The rough clean, after demolition and again after drywall, keeps plaster dust out of new paint and out of the new HVAC. The final clean, after the last trade, takes the house from site to home: inside every cabinet, every fixture, all glass and all floors. The touch-up, one to three weeks later, handles the dust that comes out of the walls and the punch-list repairs.

If you are moving in right after the final clean, ask for the inside of the appliances and the closets to be done last, the evening before the movers arrive. The cost breakdown is in post-construction cleaning cost in Brooklyn.
