Scope

What each phase includes

Rough clean. Large debris and packaging removed (disposal runs coordinated with you), floors HEPA-vacuumed and swept, dust removed from window sills, ledges and the inside of open walls, so the next trade starts on a clean site.

Final clean. Every surface top to bottom: ceilings and light fixtures, walls and trim, inside and outside every cabinet and drawer, appliances inside and out, inside windows and glass partitions, bathrooms including grout, vents and grilles, and the floors, vacuumed and washed with a product safe for the finish.

Touch-up. The dust that comes out of walls and floors in the weeks after, plus anything the punch-list repairs disturbed: one pass over surfaces, glass and floors.

What raises or lowers the price

Ceiling height

Ceilings over 10 feet need ladders or the contractor’s lift for fixtures, beams and the tops of windows.

Brick, beams and plaster

Exposed brick, timber and old plaster keep shedding dust and take longer than painted drywall.

Bathrooms and kitchens

New tile, grout haze, cabinet interiors and appliances are the slowest work in any renovation.

Paint and adhesive

Paint specks on glass, label glue and silicone add time. Paint on wood or stone is left for the painter.

Rush dates

Same-week final cleans are usually possible; a fixed opening date the day after the last trade may need a bigger crew.

How clean the site is left

A site with debris already removed and protection still down costs less than one where the crew starts with cleanup.

Scheduling

How to schedule the clean with your contractor

In Brooklyn brownstones the most common renovation areas are Cobble Hill and Carroll Gardens; warehouse lofts and office build-outs are mostly in DUMBO. Manhattan projects use the same price list; see the Manhattan section of our post-construction page.

FAQ

Post-construction cleaning cost: questions

Homes up to 1,500 sq ft have a flat price: $350 for a studio, $475 for a 1-bedroom, $600 for a 2-bedroom and $750 for a 3-bedroom. Above 1,500 sq ft a home is $0.50 per sq ft. Commercial spaces: final clean from $0.60 per sq ft, rough clean from $0.30 and touch-up from $0.20.
A final clean of a 3,000–4,200 sq ft brownstone costs $1,500–$2,100, at $0.50 per sq ft. A rough clean and a touch-up, if the project needs them, are quoted separately from photos.
Yes, per square foot. A final post-construction clean removes fine dust from inside cabinets, walls, vents and fixtures, which a deep clean of a lived-in home does not.
The crew removes large construction debris from the space. Hauling it away is a disposal run, coordinated with you and priced when you book.
No. Manhattan and Brooklyn projects use the same price list. Building rules such as freight elevators are planned in the quote.
